    Standing seam or screw-down?

    A screw-down (exposed-fastener) roof is the ribbed panel you see on barns, shops and older houses around Nash County, fastened through the face with gasketed screws. It costs less and goes on fast, but the gaskets age in the sun, so the screws need checking and, over the life of the roof, replacing.

    A standing seam roof locks its panels together at raised seams and holds them down with concealed clips, so nothing pierces the surface and the panels can move with the heat. It costs more. For a pole barn, screw-down is usually the sensible choice; for a house you plan to keep, standing seam usually is. We install both.

    This house has a metal roof section as well as shingles. During the June 2025 storm inspection every hail dent on the metal was outlined in chalk, so the dents show up in the photographs the adjuster sees.

    Repairs to metal roofs that are already up

    • Backed-out and loose screws. Screw-down panels expand and contract every day; the screws work loose and the gaskets dry out, and each one becomes a small leak. We re-fasten or replace them.
    • Failed seams and sealant. Lap seams and the sealant at trim and penetrations dry out and open up.
    • Hail dents. Dents in metal are easy to see and to photograph, which is why we chalk them for the adjuster. Whether they are covered is your insurer’s decision.
    • Rust. Rust starts at fastener heads and laps. If the panels are still sound, a restoration coating can put years back on the roof for well under the cost of replacing it. When a roof is too far gone for that, we say so.
